Preparing your home to sell on the market

When selling a home, “staging” goes a long way

A great deal of work goes into selling a home. Preparing your home for sale is more expensive than most people realize. On average, homeowners in the U.S. spend an average of $18,342 to prep their home for sale. These expenses include  closing costs such as realtor commissions, transfer taxes and title insurance, in addition to property appraisals and inspection costs.

In addition the procedural aspects of selling your home, there are other considerations, such as staging. What is staging? It is presenting the home  to appeal to buyers in your market. In essence, you transform your home in a way so a potential buyer can picture it as their own. 

Exterior considerations

A fresh coat of paint goes a long way. Step up your landscaping and outdoor maintenance (or hire someone to do it on your behalf), so trim those hedges, clean the gutters, and repair and replace any ripped screens or cracked windows. Pay particular attention to your front entryway. If you really need shingles or siding replaced, now is the best time to complete maintenance and repairs. Does your lawn need to be reseeded or need new turf? Replenish any mulch or decorative cover, including stone tile that may have cracked. Make sure you’ve cleaned up after your pets when the property is being shown.

Interior considerations

For the interior of your home, one of the most important tasks will be to clean and declutter the space. What about any lingering smells? Particularly if you have a finished basement you plan to use as a selling point, you should make sure you have a dehumidifier or air purifier to help make the environment smell welcoming. Paint your walls a neutral, cool color, pack up your personal items, and keep the décor minimalist. Each room of your home should have a theme: office, bedroom, den, etc. Eliminate cluttered rooms that act as storage units and reorganize any storage space you do need. The importance of showing a clean, welcoming home cannot be emphasized enough, particularly in bathrooms and the kitchen, where your attention to detail will certainly be noticed by potential buyers.

Preparing your home for sale is an effort  worth the time and money. Whether you stage the home on your own or hire a professional stager, your efforts will help you achieve a higher selling price and a shorter listing time on the market.
